Honest view, no hard sell
One Marina Gardens is part of the new Marina South precinct, a genuinely new neighbourhood being built from scratch next to Gardens by the Bay and the CBD. At close to 940 units, this is one of the larger and more prominent launches in the current pipeline. Marina South is unlike anywhere else in Singapore, effectively brand new infrastructure with no existing resale comparables nearby, so pricing needs to be judged more on future potential than current transacted benchmarks. This suits buyers comfortable with a longer-term view on an emerging district.
